Louisville-based CF Capital appoints Alex Terauds as acquisitions principal to expand multifamily investment activity

New hire targets deal sourcing and execution as firm scales its apartment portfolio
Louisville-based real estate investment firm CF Capital has added Alex Terauds as acquisitions principal, a move that expands the company’s senior investment leadership as it continues building its multifamily platform across the Midwest and Southeast.
The appointment was announced on Jan. 7, 2026. CF Capital said Terauds brings more than a decade of experience spanning multifamily investing, capital markets and operational execution. In the acquisitions principal role, the position typically centers on originating opportunities, underwriting and negotiating transactions, and coordinating financing, due diligence and closing processes.
CF Capital’s footprint and recent deal activity
CF Capital operates as a multifamily owner and operator focused on apartment communities that offer stable cash flow and potential for long-term appreciation. The firm’s stated geographic emphasis is the Midwest and Southeast, with an approach centered on acquiring properties that can benefit from operational improvements or targeted renovations.
One of the company’s highest-profile recent transactions was its purchase of Island Club Apartments, a 314-unit community in Indianapolis. The deal closed in late 2024 at a reported price of about $50 million. The acquisition included assuming existing Freddie Mac financing and outlining additional capital investment for upgrades. The Indianapolis purchase also highlighted how some buyers are seeking transactions where existing debt can be assumed, potentially reducing refinancing risk during periods of higher interest rates.
Indianapolis: Island Club Apartments, 314 units; purchased in late 2024 for roughly $50 million, with a value-add upgrade plan and assumed agency financing.
Louisville: CF Capital has previously identified Elevate at Nulu as a 263-unit acquisition in 2023, reflecting its continued interest in local and regional multifamily opportunities.
What the acquisitions principal role can signal
Adding a dedicated acquisitions principal can indicate a push to increase transaction volume, broaden sourcing channels, and accelerate execution capacity—particularly for firms competing for limited supply of institutional-quality apartment properties. It can also help standardize underwriting and deal management as a portfolio grows across multiple markets.
For multifamily firms, leadership additions on the acquisitions side often coincide with expanded pipeline activity, greater selectivity in underwriting, and additional emphasis on financing strategy and operating plans.
What comes next
CF Capital has not released specific near-term acquisition targets tied to the hire. Market participants will likely watch whether the firm increases buying activity in core Midwest markets such as Indianapolis and Louisville, or expands further into Southeast metros consistent with its stated regional strategy.
